Facing Foreclosure? You Have More Options Than You Think
Foreclosure in Texas moves faster than in most states. Most Texas home loans allow a foreclosure without going to court, and a sale can happen within a few months of falling behind. But until the sale actually happens, you still own your home and you still have choices.
We can often buy the house before the sale date, either for cash or by taking over the loan through a mortgage buyout. Selling first can protect equity that a foreclosure auction would wipe out, and keeps a foreclosure off your record.

This may be a fit if...
- You have received a notice of default or a notice of sale
- You are two or more payments behind and cannot catch up
- A loan modification was denied or is taking too long
- You would rather sell on your terms than lose the house at auction
What you gain
- Avoid a foreclosure on your credit history
- Keep equity that an auction could wipe out
- Leave with a plan, and sometimes with cash in hand
- Stop the stress of calls, letters and posted notices

The honest trade-offs
Every option has a downside. Here is what to weigh before you decide.

- You may also qualify for help from your lender or a HUD-approved housing counselor. Those options are free and worth a call.

Stop Foreclosure: common questions
How long does foreclosure take in Texas?
For a home, the lender must usually give at least 20 days to cure the default, then post a notice of sale at least 21 days before the sale. Federal rules generally keep servicers from starting until a loan is more than 120 days behind, so the process often takes a few months.
When are foreclosure sales held in Texas?
Texas foreclosure sales are held on the first Tuesday of the month, between 10 a.m. and 4 p.m., at the county courthouse. If you have a sale date coming, call Hidden Leaf Holdings at (214) 555-0147 today.
Can I still sell my house if a foreclosure date is set?
Yes. You own the house until the sale happens. If we can close before the sale date, the loan is paid off or brought current and the foreclosure is canceled.
Will selling protect my credit?
Selling before the sale keeps a completed foreclosure off your credit report. The late payments that already happened will still show, but avoiding the foreclosure itself makes a real difference.
What if I owe more than the house is worth?
A mortgage buyout or a short sale may still work. Hidden Leaf Holdings will look at the numbers with you for free. Call (214) 555-0147.
