How it works, from first call to closing
No surprises. Here is exactly what happens when you reach out to Hidden Leaf Holdings.
-
Step 1
You reach out
Fill out the short form or call. We ask about the property, what you owe, and what you hope to accomplish. There is no cost and no obligation.
-
Step 2
We do our homework
We research recent sales, the loan or tax situation, and anything unusual about the property. For land we check access, flood zone and utilities.
-
Step 3
Walk-through
We see the property in person or by video call. No need to clean or make repairs. We just need to understand what we are buying.
-
Step 4
Written options
You get written numbers for every option that fits: cash, mortgage buyout, owner financing, or a mix. We explain how we got each number.
-
Step 5
Take your time
Talk it over with family, an attorney or a tax advisor. We do not pressure anyone into a decision.
-
Step 6
Title company closing
Once you say yes, a Texas title company handles the paperwork, payoffs and recording. You sign, and the deal is done on the date you chose.
Questions about the process
How long does the whole process take?
It depends on title work and your timeline. Many sales close in a few weeks, and you can choose a later date. Call (214) 555-0147 to talk through your dates.
Who handles the closing?
A Texas title company handles the closing, pays off any loans or taxes, and records the documents. That protects both sides.
Can I have my own attorney review the documents?
Yes, and we encourage it, especially for a mortgage buyout or owner financing. Hidden Leaf Holdings wants you to feel fully confident before you sign.
What if I change my mind after getting an offer?
An offer is not a commitment. You are free to say no, ask questions, or come back later.
Do I need to be present for the walk-through?
Not always. Video walk-throughs work well, and we can coordinate with a family member or tenant if needed.
Ready for step one?
Cash, mortgage buyout or owner financing. We will lay out the numbers for each, with no pressure and no obligation.
